Based in San Juan Capistrano, California, Richard leads his sales team as well as the inspection and compliance team that helps property owners, HOA's, and real estate professionals meet critical safety standards and jurisdictional regulations.
Before joining the Real Estate inspections industry, Richard built a career as a hospitality entrepreneur, establishing Renowned restaurants and bars in Washington, DC. The skills that drove his success in hospitality - attention to detail, regulatory compliance, operational oversight, team leadership, and exceptional client service are the same skill set and principles that guide his stewardship work today at Great Escapes.

In compliance with California Senate Bill 721, we inspect balconies, decks, and stairways in multifamily (3 or more units) buildings to detect any structural issues or signs of water intrusion, ensuring safety and preventing accidents. In compliance with California Senate Bill 326, we inspect balconies, decks, and stairways in HOA's and Condominiums to detect any structural issues or signs of water intrusion, ensuring safety and preventing accidents. 5-Year Fire Escape Inspection
In accordance with (IFC Section 1032.2.1.3), we conduct a visual and load test inspection every five years to verify the structural strength of fire escapes. Annual Fire Escape Maintenance
We provide thorough annual inspections to ensure your fire escape systems are up to code, safe, and functional. Our team identifies potential risks, ensures drop ladders are in good working condition, and ensures Fire Escapes comply with local regulations. In accordance with CFC (California Fire Code) 1032.2.1.2, all fire escape ladders and egress paths are to be annually inspected and maintained, and certified to be in good working condition.
